For Tenants

Cancellation policy.

Plans change. Here's exactly how cancellations work so there are no surprises, and why letting Kim know early always helps.

Security deposit
Due upon lease signing and non-refundable until the day of arrival, at which point it becomes refundable at lease end (less any damages).
Cancel before payment-in-full date
Payment is due in full 2 months prior to your lease start date. Cancelling before that date forfeits the security deposit. In practice, most owners will return the security deposit if another renter is placed.
Cancel after full payment
Funds are returned as long as the owner can place another approved tenant for your lease terms.
Cancel within 30 days of lease start
Funds will not be returned. The HOA will not have enough time to approve a new tenant for those dates.
The sooner, the better
The full process from start to finish can take longer than 30 days to get another tenant placed. Early notice gives you the best chance of recovery.
